How to find property ownership, property sale, and tax records in New Jersey?

For almost 20 years the Monmouth County Board of Taxation has provided a free single-source of property ownership (known as MOD-IV) and property sales (known as SR1A) that are compiled from the 21 County Tax Boards in New Jersey.

Recently, in association with the passage of Daniel’s Law, which requires the redaction of certain individuals from public records, several county tax boards have discontinued their submission/publication of updated data.

It is unknown at this time if any county will provide “compliant data” after the law is effective on December 31, 2022.

What is MOD-IV or The New Jersey Property Tax System?

The New Jersey Property Tax System, known as MOD-IV, provides for the uniform preparation, maintenance, presentation and storage of the property tax information required by the Constitution of the State of New Jersey, the New Jersey Statutes, and the rules promulgated by the Director of the Division of Taxation (N.J.A.C 18:12-2 and 3).

MOD-IV is the property of the State of New Jersey.
